One of the elegant architectural and semantic solutions of the project was the graceful and laconic arch in the center of the facade, facing Bolotnaya Street. A hundred years ago, residents and guests of the Kokorev farmstead passed through it into the interior space. Today, it connects the two wings of the building – the overhauled historic one and the newly built one – and becomes a portal between the past and the future.

OLD PART OVERHAUL

By the early 21st century, only one wing of the building remained; the second stood in a state of disrepair for a long time and was eventually destroyed. The overhauled DUO house part is not only the facades and walls, which original thickness creates high sound insulation. The project's objectives involved preserving as much of the historical elements of the building's interior as possible.

RECONSTRUCTING THE DESTROYED PART

Numerous archival documents and work "on site" enabled the architects to recreate and reinterpret in their own way the lost part of the building, preserving its overall rhythm and harmony. The facade of the reconstructed part of the farmstead is, thus, as close as possible to the lost one and has become both classic and innovative.

The DUO club house project fused careful restoration of the Kokorev farmstead with new construction on the site of the destroyed parts of the building, preserving its spirit and redefining its historical appearance using state-of-the-art materials.

HISTORY

The restoration project involves meticulous restoration of the main staircase from the second half of the 19th century, including steps and landings made of natural stone, and the historic vaults of the basements of the first building floor The historical design and proportions of the late 19th century facade will be preserved. The ceiling height in the apartments reaches 2.95 m, and the windows are two meters high. The building retains the thickness of its walls, which serves as a high level of sound insulation.

FACADES

The geometry of the Kokorev farmstead, its strict facade and regular arrangement of windows set the tone for the Drainage Canal embankment a hundred years ago. We carefully preserve the architectural and artistic design, taking into account all the historical elements of the building's interior.

DETAILS

The rhythm of the windows and pilasters, the arcade belt, and the interfloor trusses, all composed in accordance with historical and archival documentation, and preserve the character of the building’s historical appearance. The glazed "bricks" organically continue the historical masonry and emphasize the exclusivity of the building in the conditions of the modern urban environment, giving a new interpretation to the historical and architectural ensemble "Kokorev farmstead".

FRONT STAIRCASE

The project involves restoring the main cast-iron staircase from the second half of the 19th century with steps and landings made of natural stone. Cast iron stair railings and landings, identical on all floors, are distinguished by their artistic design and high quality of execution.

LIFESTYLE

Residents of the building have at their disposal cozy and spacious lobbies, where it is pleasant to linger for a while before heading out into the bustling city, as well as a well-thought-out club infrastructure. This is a fitness space and spa, play areas for children, and storage for strollers and bicycles. Adults will appreciate special rooms for informal negotiations where they can discuss the day’s events with their neighbors and meet with business partners. There is also a wine collection with an exquisite wine list and a private cinema.

Upon crossing the threshold of DUO, its residents and guests find themselves in the first public space of the house – the lobby. It is located in the overhauled part of the building, and everything here speaks of its long and noble history, reminding us that this is an ancient building with elements of Art Nouveau. The atmosphere here is defined by vaulted ceilings and exposed stone walls. The century-and-a-half-old stones have been carefully restored to create a rusty finish, and become not only a functional but also a meaningful element. They are set off by soft, earthy tones and textures of the decor and furniture: brass, wood, grassy velvet and ribbed glass.

The lobby of the complex modern part, on the contrary, is emphatically geometric: here one can see a desire for strict modern forms and contemporary "quiet luxury". The light colors of the finish seem to have been inherited from the historical part of the building, linking two eras and two faces of the DUO house into a single one.
